Overview
B-17, also known as Multi Gardens B-17, is a housing scheme developed by the Multi-Professional Cooperative Housing Society (MPCHS) on the northwest edge of Islamabad. Laid out across seven blocks (A through G) plus a commercial zone, it has grown into one of the capital most active mid-market communities, popular with both end-users and investors.
History and development
Launched by MPCHS in the 2000s, B-17 developed block by block from the A and B side outward. Blocks A to D are now largely built-up with occupied houses, mosques and functioning markets, while E to G and the commercial spine continue to mature. The society is CDA-recognised and possession has been handed over across most blocks.
Location and connectivity
B-17 fronts the G.T. Road in northwest Islamabad, roughly a 25 to 30 minute drive from the Blue Area, with a direct interchange onto the M-1 Islamabad-Peshawar Motorway. Islamabad International Airport is about 20 to 25 minutes away. This connectivity is central to the B-17 investment case.
Infrastructure and utilities
B-17 offers wide carpeted roads, an underground electricity grid in the developed blocks, Sui gas and a filtration-backed water supply. A developing commercial spine hosts schools, clinics, mosques and markets. Solar-equipped, fully-built modern houses are increasingly common in Blocks C and F.
Investment outlook
Prices have appreciated steadily on the back of the motorway interchange and the planned Margalla Avenue extension. 10 Marla and 1 Kanal houses in Block C command the strongest premiums, while 5 Marla plots remain the most liquid entry point.
